As an agent one of the questions I get asked most is how to get the most bang for your buck with remodeling and updates. Hands down the kitchen and bathroom will add the most value to your home. Small updates can go a long way towards making big improvements on the appeal and value of a house. Sometimes home owners spend thousands of dollars in improvements that they will not get back when they sell their home. Here are a few updates that will get you great return on investment.

 

Fresh Paint

It's absolutely amazing what a fresh coat of paint can do. Paint is an easy way to completely change the look and feel of a room without spending a lot. As a rule of thumb, stick to light, neutral colors to help your home sell.

Accessorize

Small touches such as matching towels in a bathroom, scented candles, and nice soap will make a bathroom much more inviting to potential buyers.

Add Lighting

One of the most common pieces of feedback I hear is that a home is too dark or cave-like. Avoid this by adding lighting with a soft, natural glow and making sure that natural light from windows is entering your home to illuminate it.

Replace Sink Faucets

Brand new faucets will sparkle and make the bathroom look clean and new. For an added bonus, coordinate other hardware in the room such as towel holders and robe hooks with the same finish to give a streamlined look.

Upgrade the Counter Tops

In my opinion, granite sells. If your counters are out of date, new counter tops will make the entire kitchen appear more modern and expensive. This is one update that can make a huge difference in your home.

Change out Cabinet Doorknobs

If your cabinet doorknobs are worn down or outdated, brand new handles is an easy an inexpensive way to bring new life into your kitchen. New doorknobs are a great way to update your cabinets without spending a lot of money.
